New Braunfels’ German heritage makes it perfect for European investment

Another recent example of collaboration and partnership was the announcement that Canadian General Tower is moving to New Braunfels, after eight months of work and collaboration with local government. To help facilitate investment, the city authorities established a public-private partnership with Titan Development that will help subsidise the leasing cost to tenants. The New Braunfels site will be an $80m cumulative investment, divided into multiple phases, utilising 28 acres of the planned 96-acre Titan Industrial Park, with total local revenues of $3,072,000 and over 200 employees. Broadstone Promenade is an apartment community developed by Titan Development in a joint venture with Alliance Residential. One of the major successes of the project was the mix of 60 townhome units, as suggested by the future residents, with a mix of 1-, 2- and 3-bedroom units, with direct-access garages. Titan also had to overcome significant negative publicity generated by two previous unsuccessful attempts to purchase and rezone the property, as well as a very active neighborhood association. (read article online)

The Chuck Gara Community Leader Award was given to the principals of Titan Development Co., an Albuquerque-based company that broke ground on an estimated $150 million in projects this year. The 45-employee firm has operations in New Mexico, Texas and Florida, and a particular emphasis on senior living. Titan’s executive team comprises Kurt Browning, Drew Dolan, Kevin Reid and Ben Spencer. A year ago, marketing was in full swing for Legacy at Journal Center, a prime piece of real estate directly southwest of Paseo Del Norte and Interstate I-25.  The owners, a partnership between Titan Development and the Lang family under Journal Center Corp., had hung onto the property for years, waiting for the right time to develop it. A mix of shops, restaurants, multifamily housing and a hotel are under consideration for a possible infill development of 12.5 acres, or the better part of five city blocks, on the north side of Central Avenue across from Presbyterian Hospital. Titan Development, an Albuquerque commercial real estate development company with a diverse portfolio, has entered a development agreement with Presbyterian Healthcare Services, the owner of the property. Planning is in the preliminary stage, and it will take another three to six months before the potential project begins to take shape, Titan chief development officer Kurt Browning told the Journal. “We’re looking at uses that serve (Presbyterian’s) constituents – employees, patients and their families,” Titan CEO Ben Spencer said. “Compared to other major hospitals around the country, there are no services in the immediate neighborhood.”  (read article online)

Titan Development is moving forward on the redevelopment of nearly 10-acres near Presbyterian Hospital, north of Central Avenue and east of I-25.  Titan officials said the project is in its early conceptual phases, but the company is proposing a mixed-use project with multifamily housing, retail and a hotel. Titan emphasized the proposed project and its uses are not yet set in stone.  The five city blocks, save for a couple of older buildings and some residences, have been vacant for many years.  Ben Spencer, CEO of Titan, said Presbyterian acquired the property about 20 years ago in anticipation of using the land for additional hospital uses. Presbyterian, with its growing hospital in Rio Rancho — the Presbyterian Rust Medical Center — later determined the land could be used differently. "That's when they decided to find a development partner to create uses that are beneficial to their constituents, being their employees and patients' families," Spencer said.  (read article online)

FEBRUARY 2015 Senior Housing News Texas-based Titan Senior Living and Guggenheim Real Estate are collaborating on a 110-unit senior living community in South Austin, Texas, reports Austin Business Journal.  Having already broken ground, the project is located within the Southpark Meadows mixed-use development near I-35 and Slaughter Lane. It will feature a restaurant, bistro, pub, salon and spa, a wellness center an concierge services within its four-acre plot.  Dubbed Elan Southpark Meadows, the community upon completion will be managed by Iowa-based LCS Companies. FEBRUARY 2015 Austin Business Journal Ground has broken on Elan Southpark Meadows, a 110-unit senior living community, developers announced Wednesday.  The project, a collaboration between Albuquerque, New Mexico-based Titan Senior Living and Guggenheim Real Estate, is located within the Southpark Meadows mixed-use development near I-35 and Slaughter Lane. The project was announced in late 2013.  The community features a restaurant, a bistro, a pub, a salon and spa, a wellness center and concierge services, all within a four acre plot.  Elan Southpark Meadows will be managed by LCS Companies LLC, an Iowa-based real estate company that focuses on senior living communities. JANUARY 2015 Albuquerque Journal A $26 million independent-living apartment building for seniors, scheduled to break ground in March, is the latest ingredient to the redevelopment recipe at the 58-acre Santa Monica Place, formerly a mobile home park northeast of the San Antonio NE and Interstate 25 interchange.  Lincoln, Neb.-based Resort Lifestyle Communities, whose name describes its business, is in the process of getting the various government approvals to build the three-story, 180,000-square-foot building with 130 upscale apartments on 8.5 acres, said company vice president for development Josh Thornton.  (read article online)  
Firm Brings 250 Jobs to Selma
JANUARY 2015 My San Antonio  - San Antonio Express News A national auto parts company is planning to break ground on a $40 million distribution center in Selma this year, bringing 250 jobs, according to city officials.  City Administrator Ken Roberts told the Selma City Council at its Thursday, Jan. 8, meeting that the company, as yet unidentified, plans to construct a 388,000-square-foot distribution center on a 25-acre site in the Titan Industrial Park at Lookout Road.  (read article online)

Titan Development launching $45 million in NE Heights projects

Albuquerque's Northeast Heights will soon see $45 million worth of new multifamily development rising near San Antonio and San Pedro drives.  Up first is the $25 million Broadstone Promenade, a collaboration between Albuquerque's Titan Development and Phoenix's Alliance Residential.  Promenade comes on the heels of the adjacent 280-unit Broadstone Santa Monica, which was completed this year and is already 96 percent occupied, said Kurt Browning, Titan's chief development officer.  (read article online)

Élan – Westpointe, a senior lifestyle retirement community, is now under construction at Westpointe Village in New Braunfels, according to a news release from Titan Senior Living.  Élan is serving a critical role in the deep systemic changes that are occurring in senior living, the release stated.
